Most commercial buildings, hotels, office, condo, and municipal buildings have mechanical equipment rooms. Rooms which house pumps and machinery require to operate the buildings facilities. Due to the equipment in these rooms, the flooring must be waterproof.
A good mechanical equipment room floor should be waterproof, durable and easy to clean. Often times exterior traffic coatings are used because they are waterproof, but if the waterproof flooring turns up the vertical of the wall to form a seamless cove base, then code requires the flooring to meet the same fire rated requirements as the wall coverings.
Mechanical equipment room floors typically multi-layered systems that consist of a primer for superior adhesion, the membrane which is waterproof and elastomeric, a durable base coat finished with a maintainable sealer.
A seamless integral cove base running up the walls and the vertical base of equipment pads is necessary to provide waterproof protection at the walls and equipment pads.
Mechanical equipment room flooring needs to be more than just waterproof. A proper mechanical equipment room floor should have the following physical properties.
